City Hall Story: Does lacking in Diversity mean higher rental rates?:

If you ask any number of Americans what they consider to be a problem in American society today they may say there is a huge gap in rental prices and wages. Meaning that current earnings are not meeting living expectations. But there could be another underlying problem that has not been discussed. Many neighborhoods that have a large urban core experience lower rents shown in purple on the map, meanwhile many white neighborhoods have lower diversity but higher rent shown in red on the map. This is true all the way until rental prices meet inconveniences meaning that people who have to travel 30 minutes or more outside for things like grocery stores and entertainment have lower rent that those who are closer to conveniences. As displayed in the map you can see the decrease or increase in urban populations. Places with a high amount of minorities usually have lower rent while places with a dense white population have high rent. Based solely on the map one can infer where the whites have moved to and where the minority have gone in clusters.


This poses a series of questions such as would diversifying neighborhoods cause for stability in rent? How does a lack of diverse neighborhoods affect voting because large districts are made of either minority or white populations. This map below shows how many rental properties are available now in Tennessee many of them between the prices of 800 to 1250 depending on the area. Now factor in what the first map shows about who live where we can fairly assess that rental price correlate to the kind of people who live in the area.
